LOCAL RESEARCH / River District
Planning your work
Miami-Dade County's building department publishes a garage door replacement checklist. It asks for a completed building permit application with Category 22 marked, a frontal view or elevation of each exterior wall showing where the doors go together with the product approval numbers, and the current Notice of Acceptance of each garage door used. The county also states that each municipality in Miami-Dade has its own building official who issues permits within that city limits. Confirm the address, the proposed scope and the applicable review with the City of Miami; neighbourhood names do not always follow city limits, so check which building department covers your address. Ask for the Notice of Acceptance of the door being quoted before you approve an order; the checklist does not decide whether a particular door suits your opening.

Good questions.
Straight answers.
Should I repair or replace the garage door?
A failed component does not automatically mean a new door. The decision depends on the condition of the sections, availability of compatible parts and the overall system. Start with an inspection.
What should a new-door quote include?
Ask for the door model, dimensions, hardware, opener compatibility, removal, installation and any required approval or permit work. Compare the complete scope rather than the door alone.
Can I keep using a door with a broken spring?
Stop operating the door and keep people away from its path. Springs and cables carry stored energy and require a qualified technician. Do not disconnect or adjust the counterbalance hardware.
